Transformation from Gildenkwartier to De Nieuwe Tuin

Bosman, in collaboration with Dura Vermeer Bouw & Vastgoed Utrecht, will install all the electrical, mechanical and sanitary installations for the iconic Gildenkwartier building in Utrecht, now renamed De Nieuwe Tuin.

De Nieuwe Tuin, located a stone’s throw from Utrecht’s central rail station, is a 32,000 sq. metre office block, which is currently undergoing a major renovation managed by Schroders Capital and Boelens de Gruyter. Under its new name De Nieuwe Tuin, it will house the future headquarters of pension fund provider PGGM.

Designed by the architects BiermanHenket, the project preserves the existing structure as far as possible while transforming the building into a modern, energy-efficient space focused on the well-being of its users.

Teams from Bosman  will design and install all the building’s electrical, mechanical and sanitary installations, in close collaboration with Dura Vermeer Bouw & Vastgoed Utrecht. This synergy makes it possible to implement reliable, high-performance technical solutions ready to meet the future needs of the building’s users.

The project includes the:

  • Creation of integrated electrical, water and sanitary installations designed to be reliable and easy to manage.
  • Implementation of smart ventilation systems incorporating air-handling units and climate ceilings.
  • Development – alongside Zeppelin Power – of an innovative solution for managing electrical congestion spikes.
  • Closely orchestrated codesign effort with the Dura Vermeer team in order to optimise every technical choice.

Works began in February 2026, with handover scheduled in Q1 2028.
